Some of India’s biggest real estate names were built over generations. Kabul Chawla’s was built in one. A first-generation entrepreneur from Karnal in Haryana, he started out in real estate and infrastructure in the early 2000s, and in August 2003 founded BPTP Limited — Business Park Town Planners — with a clear focus on the fast-growing Delhi-NCR market.

Two decades later, BPTP has delivered more than 25,000 residential units and commercial workspaces, and its name is closely tied to the growth of Faridabad, Gurugram and Noida.

A Haryana beginning

Karnal is better known for its farms than its skyline. Growing up there, Chawla had no family business in property to step into. When he entered the sector in the early 2000s, the National Capital Region was on the cusp of a building boom — new expressways, corporate offices moving out of central Delhi, and a young workforce looking for homes close to work.

He chose to build where that demand was heading rather than where it already was. That decision shaped everything BPTP went on to do.

Building BPTP, one land parcel at a time

BPTP’s growth strategy rested on strategic land acquisition in Haryana and the wider NCR. Instead of scattering small projects across many cities, the company built a concentrated footprint around Faridabad, Gurugram and Noida — markets where it could plan large, connected communities and deliver at scale.

Growth on that scale needs capital, and over its journey BPTP raised around $245 million across institutional investment rounds. Today Chawla serves as the company’s Founder, Chairman and Managing Director, and is also a director across BPTP’s subsidiary companies that handle construction, maintenance and site execution, including Green Star Infratech and Business Park Maintenance Services.

The projects that defined the company

  • Parklands, Faridabad — a large integrated township spread across nearly 2,000 acres, and one of the company’s signature developments.
  • Park Grandeura and Park Generation, Faridabad — residential housing projects that strengthened BPTP’s presence in the city.
  • BPTP Capital City — a commercial development in the NCR that went on to earn international green-building recognition.

Across these and other projects, BPTP’s portfolio spans residential townships, group housing, commercial spaces and IT parks / SEZs.

Betting on green buildings

As the company grew, sustainability became a defining part of its identity. BPTP Capital City received the LEED v4.1 O&M Platinum certification — the highest level of the LEED rating for how efficiently an existing building is operated and maintained.

Chawla has also been conferred the IGBC Fellow Award by the Indian Green Building Council (IGBC) and the CII Green Business Centre, in recognition of his contribution to green building and sustainable development.

What comes next

Chawla’s vision for the next phase is sustainable urbanisation: transit-oriented developments built around public transport, construction to IGBC and LEED green standards, and well-planned, higher-density suburban communities across the NCR belt — places where people can live closer to where they work.

Lessons from Kabul Chawla’s journey

  • Go where the growth is going. BPTP concentrated on NCR corridors before they became mainstream addresses.
  • Depth beats spread. A focused regional footprint made large, integrated townships possible.
  • Sustainability is a long-term asset. Green certification turned operating efficiency into a mark of quality.
  • You don’t need a legacy to build one. A first-generation founder from Karnal built a company that has housed tens of thousands of families.
